The Oxford Planning Commission has given the green light for a new 35,000-square-foot grocery store, Sullivan’s Marketplace, to be constructed in the Colonnade Crossing development off Highway 30.

The approval came after the commission granted a special exception for the size of the store and approved two variances—one for the build-to-line requirement and another for an integrated teller machine (iTM).

The new grocery store is set to fill a significant gap in the northern part of Oxford, providing much-needed access to food and services for the area’s growing residential population. According to city planning staff, Sullivan’s Marketplace is expected to enhance convenience and support continued growth in northern Oxford.

A 3,000-square-foot retail wine and spirits store will be located next to the grocery store and a drive-thru iTM. The project meets the parking requirements, offering 137 spaces—19 more than the 118 required.

Sullivan’s Marketplace will be located on undeveloped property in the Colonnade Crossing development, which is zoned as part of the Suburban Corridor District. In this district, grocery stores over 25,000 square feet require special approval. The Oxford Planning Commission approved the exception.

The property is being developed by MFM Development.
